1. Eligibility:

• Participants must be at least 18 years of age and possess a valid driver’s license.
• Participants must be legal residents of the United States.

2. Registration:

• All participants must register before bidding.
• Registration requires valid contact information, including name, address, phone number, and email address.
• By registering and bidding, participants agree to abide by all auction terms and conditions as outlined in this document.

3. Inspection & Showings:

• The Crow’s Nest THOW is sold “as is”, with no warranties expressed or implied.
• An in-person showing will be available on Saturday, March 15th, from 9 AM - 12 PM at BWI Boat & RV Storage Facility.
  Buyers must schedule an appointment in advance using the contact form at www.meetthecrowsnest.com so the seller can notify the facility owner to pull the house out for viewing.
• Bidders are responsible for conducting their own due diligence before bidding.

4. Bidding:

• All bids placed in this auction are final and binding.

5. Deposit & Payment:

• A deposit of $5,000 is due from the winning bidder within 24 hours of the auction’s close.
• A 10% Buyer's Premium will be added to the high bid.
• The deposit will be applied toward the final purchase price.
• The buyer and seller are solely responsible for coordinating final payment, vehicle pickup, and all other post-auction arrangements. The arrangements must be finalized within 3 business days. The auctioneer does not facilitate these processes.
• Accepted forms of deposit payment include:
  • Wire transfer
  • Certified check
• Credit cards are NOT accepted.
• The winning bidder is responsible for all applicable taxes, title fees, and processing fees.

6. Title & Certification Information:

• The tiny house is ANSI A119.5 certified as a custom-built Tiny House on Wheels (THOW).
• The title being transferred is only for the trailer that the tiny house is welded to.
• If the buyer wishes to obtain a VIN, registration, and title for the full structure as an RV, they will need to take the following documents to the DMV:
  • The ANSI A119.5 certificate (provided by the builder)
  • The bill of sale
  • Their personal identification and any required paperwork
• The Buyer is responsible for all Motor Vehicle Administration (MVA) paperwork, fees, taxes, and title transfers.

7. Pickup & Transportation:

• The buyer and seller are responsible for coordinating pickup and transportation arrangements.
• Any delays may be subject to additional storage fees at the seller’s discretion.
• Transportation of the Crow’s Nest THOW is the responsibility of the buyer. The seller can provide recommendations for transport services upon request.

8. Disputes:

• Any disputes will be resolved in accordance with the laws of the State of Maryland.
• The auctioneer’s decisions regarding disputes are final and binding.

9. Privacy Policy:

• We respect your privacy. Your personal information will only be used for this auction and will not be shared with third parties.

10. Disclaimer:

• The auctioneer reserves the right to reject any bid at their sole discretion.
• The auctioneer is not responsible for any errors or omissions in the description of the tiny house being sold.
• The auctioneer makes no representations or warranties regarding the condition, legality, or suitability of the tiny house for any specific use.
• The winning bidder assumes full responsibility for compliance with all local, state, and federal regulations regarding the tiny house.
• The auctioneer does not facilitate title transfer, final payment exchange, or transportation. These responsibilities fall entirely on the buyer and seller.
